First Hill is another beautiful and historic neighborhood on Mercer Island. As its name suggests, the neighborhood is located on a hill between East Seattle and downtown Mercer Island, just south of I-90. The neighborhood’s perch gives many of its homes scenic lake, territorial, and city skyline views.
The neighbors enjoy First Hill park and playground, which features a treehouse theme and a long slide down a slope on the park’s south side, where kids will land in piles of leaves in the fall. First Hill’s northern boundary is Aubrey Davis Park, also known as the “Park on the Lid,” which features paved walking paths, playfields, two playgrounds, basketball and tennis courts.
Like East Seattle, First Hill is also a coveted neighborhood on Mercer Island that was once filled with modest mid-century modern and craftsman homes. Many of these homes have been remodeled and updated over the years, though many are being replaced with new construction modern, craftsman, and Northwest contemporary-style homes. There were 33 homes sold in First Hill in 2017 with a median sale price of $1,412,000. The year-over-year rate of appreciation for this neighborhood is 14.8%, and the five-year appreciation rate is 53.48%.
