Mercerwood is a large hillside neighborhood that was the first Mercer Island development constructed after WWII. As such, it contains many mid-century homes, as well as larger contemporary and craftsman-style homes, built to enjoy spectacular East-facing views.
Mercerwood Drive winds from SE 40th Street down to East Mercer Way, ending at the Mercerwood Shore Club, a beach club popular with the neighborhood for its proximity and many amenities, including a new fitness center, pool, tennis courts, playground, beach, and more.
Mercerwood’s large number of mid-century homes makes it a more affordable neighborhood on Mercer Island, though newer construction homes, especially with big views, will command higher prices. In 2017, 21 homes sold in the Mercerwood neighborhood with a median sale price of $1,206,000. This represents a slight decrease from 2016 when 18 homes sold with a median sale price of $1,285,000. The five-year rate of appreciation for this neighborhood is 45.4%.
